Kötitzer Strasse residential area - living of the future
Competition theme 2017
The subject of the competition is the development of an urban development, open space planning and architectural concept for the further development of the area into a lively urban neighbourhood with an attractive range of residential and open spaces for a broad user group. Design proposals are to be drawn up on how the built-up areas of the competition site can be adapted to current and future requirements through targeted interventions. For the undeveloped area, a development concept for multi-storey residential buildings that can be realised in sections is to be developed under the premises of affordable and sustainable urban development quality. A spatial and design identity is to be strengthened or created and contribute to the sustainable upgrading of the previously rather faceless building structures and to the connection between the existing and new development areas.
Competition area 2017
The competition area is located in the Elbe floodplain in the western part of the city in the catchment area of the city centre of Radebeul-West. The area is divided into a built-up section with predominantly terraced buildings and an area of approx. 5 ha, which is intended for new development. Between 1960 and the mid-1990s, flats were built for the approximately 1,200 residents today. The built-up parts of the plan area have a distinctly monostructure, as there are no public, social or utility facilities. The abundant green spaces are well maintained, but do not meet the requirements for attractive recreational and meeting areas. The area has an east-west extension of approx. 650m and is 350m from the western city centre. Although the Elbe flows 200 metres away, there is no direct connection to the landscape and a commercial site forms a barrier.

Award winner

The winning project impressed the jury above all with its unagitated continuation of the urban planning system. The new buildings tie in with the existing block structure, giving the new neighbourhood a unified appearance and merging it with the urban area. New houses are aligned with the existing streets. This creates non-orthogonal blocks that allow for a variety of uses. This structure simultaneously offers openness and good utilisation of the existing building site. An additional route, in the centre of the development area, ends at a trapezoidal square and contributes to good internal development of the neighbourhood. The concept for improving the existing buildings was also convincing. Wooden constructions across the entire width of the buildings offer the flats additional open space. This concept is demonstrated in interior and exterior perspectives and was rated by the jury as technically well thought out. The modern use of wood as a visible material in the shell and finishing was recognised as: "... the continuation of the idea of how a modern, urbanistically and architecturally outstanding, nature-orientated Radebeul can be imagined in the coming decades".
