Supplementary statutes no. 1 "Haußigstraße"

The planning objective of supplementary bylaw no. 1 "Haußigstraße" is to incorporate the outdoor area west of Haußigstraße with its pre-developed and developed location into the built-up neighbourhood. This utilises an existing area potential for redensification, which is also designated accordingly in the legally effective land use plan. The plan area is to be used for future residential development for an additional approx. 5 residential buildings and represents a moderate expansion of the inner area.

Outdoor area statute no. 1 "Jägerstraße"

In the Jägerstraße area, there is residential development in an outdoor area. This settlement area is bordered to the east and west by forest, to the south by a slope edge and to the north by Jägerhofstraße with neighbouring residential buildings.

An outdoor area statute was drawn up for this settlement area in accordance with Section 35 (6) BauGB in order to better preserve the already built-up structure and to be able to develop it further to a small extent.

The aforementioned settlement area represents a built-up area in an outdoor area that is not predominantly characterised by agriculture and in which there is residential development of some importance within the meaning of Section 35 (6) BauGB. As a result, the town of Radebeul can use these bylaws to stipulate that projects serving residential purposes within the meaning of Section 35 (2) BauGB cannot be objected to if they contradict a representation in the land use plan regarding areas for agriculture or forest or if there is a fear of the creation or consolidation of a split settlement. The statutes can also be extended to projects that serve smaller craft and commercial enterprises.

The existing development represents an independent settlement structure that is independent of Jägerhofstrasse and is spatially limited by the existing topography and vegetation.

The existing undeveloped areas (gaps) blend into the built-up area. The outdoor area bylaws enable sensible and urban development-orientated use on Jägerstraße and create legal clarity.
