Equalisation amounts

Property owners in the redevelopment area are obliged to pay compensation amounts (in accordance with Section 154 BauGB) to the city after the cancellation of the redevelopment statutes. If the urban redevelopment measure has led to an increase in land value, the property owners will also share in the costs of upgrading the area.
Property owners generally have to expect a compensation amount equal to the redevelopment-related increase in the land value of the property in question.

At the request of the person liable to pay, the equalisation amount can be redeemed or determined early, for example, before the overall redevelopment measures are completed.
A flat-rate procedural discount is granted for the early voluntary redemption of the equalisation amount as part of a voluntary agreement.

In the redevelopment area "Zentrum und Dorfkern Radebeul-Ost" this is staggered as follows:

  • 20 % until 30/06/2014
  • from 01.07.2014 to 31.12.2015 15 %
  • 10 % from 1 January 2016 to 30 June 2017
  • 5 % from 1 July 2017 to 31 December 2018.

In the redevelopment area "Centre Radebeul-West" this is staggered as follows:

  • 20 % until 31.12.2020
  • from 01.01.2021 until 31.12.2021 15 %
  • from 1 January 2022 to 30 June 2022 10 %
  • from 01.07.2022 to 31.12.2022 5 %

The special standard land value map with the initial values unaffected by redevelopment and the forecast final values is adopted and published by the expert committee for the valuation of land in the district of Meißen.
