Equalisation amounts

Property owners in the redevelopment area are obliged to pay compensation amounts (in accordance with Section 154 BauGB) to the city after the cancellation of the redevelopment statutes. If the urban redevelopment measure has led to an increase in land value, the property owners will also share in the costs of upgrading the area.


Property owners generally have to expect a compensation amount equal to the redevelopment-related increase in land value of the property in question. This is calculated as the difference between the - generally lower - initial value and the - generally higher - final value of the land.

The special standard land value map with the redevelopment-influenced initial values and the forecast final values is adopted and published by the expert committee for land values in the district of Meißen.

At the request of the party liable to pay, the equalisation amount can be redeemed or the equalisation amount can be set early, for example, before the overall redevelopment measure is completed.
