Building project

In the redevelopment area, a permit (in accordance with Section 144 (1) (1) BauGB) must be applied for for the following building projects:

  • the construction, modification, change of use or removal of buildings,
  • significant or value-enhancing changes.

The city (urban planning and building supervision office) accepts applications and issues permits. The decision is based closely on the reorganisation concept for the redevelopment area. In the redevelopment area "Zentrum und Dorfkern Radebeul-Ost", the design guidelines also apply as a basis for assessment.

The following documents explaining the planned construction project must be submitted for the redevelopment authorisation review:

  • Site plan / extract from the property map with the building plot labelled
  • Construction drawings (scaled views, floor plans, open space plan) with demolition/new construction labelled
  • Drawings/ sketches/ detailed plans
  • Calculation of the living space / commercial space
  • Specification of the floor area ratio, for new construction also the floor area ratio
  • utilisation concept
  • Current photos (main views, details relevant to the application)
  • Building description with cost calculation according to DIN 276 / tender documents / offers from specialised companies
  • Listed building consent (if required)

Furthermore, the following must be submitted for each affected tenant

  • Social plan (tenant-landlord agreement).

This does not affect the separate obtaining of planning permission (if required).
