It is not always easy to distinguish maintenance measures and other measures that do not require planning permission from projects that do. Sometimes it only becomes apparent in the course of the renovation work that the work is more extensive than initially assumed. Nevertheless, every building owner should be aware that in the case of larger renovation measures, you can quickly move into the area of a building permit requirement and then, under certain circumstances, a regulatory procedure for building without a building permit may have to be initiated.

It is also essential to observe the rules on the protection of existing buildings, especially when it comes to renovation measures in outdoor areas. If the protection of existing buildings has expired due to extensive work - this may already be the case when the roof is replaced - then it may no longer be possible to build anything on the property in question and all that remains of the former weekend home is unbuildable grassland.

If there is any uncertainty, prior consultation with the town planning and building inspectorate is strongly recommended.
